Very spacious farmhouse with large barns, of which the front house was completely rebuilt in 2017 to be fully suitable for all life stages. Plenty of possible uses, including: lodging/B&B, storage, (farm) camping, care/shelter, space-demanding hobbies, keeping some livestock/horses. From the living room and kitchen, thanks to the many windows, you can enjoy both the sunrise and sunset and the stunning view over the landscape. Inside and outside also flow seamlessly into each other when you go from the living room/kitchen through the sliding door onto the large, sunny terrace. In the enclosed garden, you can also enjoy the peace, space, and privacy of the countryside.
Front House
Ground floor: Very spacious hall/entrance where the original staircase and corridor doors from the old farmhouse have been reinstalled (new, modern look with a nod to the past), adjoining this central space are the living room and kitchen (the living room naturally flows into the modern kitchen and together they are approximately 70m²), an office space of over 8m², a play/workroom of about 5m², a large bedroom of over 19m² with an adjacent walk-in closet and bathroom equipped with toilet, washbasin unit, and walk-in shower, a second bedroom of about 10m² with an adjacent bathroom with shower and washbasin unit (this is also accessible from the central hall), a spacious utility room of over 12m². Upper floor: small landing and two large rooms that extend over the entire ground floor. In total about 145m², usable as a large work/storage space but also freely divisible into multiple rooms. Next to the technical room with central heating system and air handling unit, there is also a pantry and toilet present.
Attached Barns
Originally a two-bay barn built around 1880, totaling approximately 1,400m² and consisting of a barn directly attached to the front house of about 40x20 meters, constructed from a timber frame originally covered with reed and later covered with asbestos-free corrugated sheets. The space is used as a (former) back house, for storage and parking of agricultural machinery and other materials. Partly equipped with an attic storage. The adjoining barn is about 30x20 meters and also constructed from a timber frame covered with reed and asbestos-free corrugated sheets. This space is used for storage/parking and partly arranged for potato storage. The roof between both barns has been lifted, eliminating the two low intermediate eaves and making the space more usable.
Additional Building/Hobby/Living/Play Space
Before the traditional front house was rebuilt, the owners converted the former “tractor shed” into a comfortable living space to reside during the reconstruction, close to the construction work and the agricultural business. The space is now used as a hobby/painting room. Layout: room with open kitchen (equipped with dishwasher, refrigerator, oven, hob, and extractor hood), bathroom with shower, toilet, and washbasin, and two (bed)rooms, totaling over 40m². Equipped with infrared panels (heating), air conditioning (cooling), and hot water via a boiler.
Location, Surroundings
Spijk, originally a rustic terp village in the open Groningen landscape, is a perfect destination for those seeking peace and space. The beauty of the surroundings lies in the vast fields, proximity to the coast, and authentic atmosphere. Nearby is the Dutch North Cape, the northernmost point of the mainland, offering a beautiful view over the Wadden area. The historic city of Appingedam with its unique hanging kitchens is also beautiful and close by. From the nearby Eemshaven, the charming German Wadden Island Borkum can be quickly reached by ferry. In this beautiful area, there is also ample employment and business activity in and around the Groningen Eemshaven.
