Dairy farm located near Siegerswoude consisting of a house, cubicle barn, milking robot, barn/young cattle stable, manure basin, roughage storage, and other appurtenances. In addition to the agricultural yard (approximately 0.85 ha), there is over 30 ha of owned land available.

House:
The house was built in 1964. The house is constructed with insulated cavity walls (insulated in 2023) and the roof is covered with roof tiles. The flat roof section is covered with bitumen. The floors are partly concrete and partly wood. The window frames are partly plastic and partly wood and equipped with double glazing. Heating is provided via central heating. The usual utilities are present, including a connection to the fiber optic network.
House layout:
Ground floor: Entrance, hall with stairs to the first floor, living room/kitchen with spacious cellar, toilet, bathroom, utility room.
First floor: Landing, storage, 4 bedrooms with built-in wardrobes.
Attic: Attic space accessible via loft ladder.
Also present is a temporary wooden living unit with a flat roof from 2020. This unit will be removed by the seller.
Solar panels:
In 2023, 16 solar panels were installed for the house and on the roof of the house.
Cubicle barn:
The 2+2 row cubicle barn was built in 1983 with dimensions of approx. 44 x 25.5 meters. The front and rear facades are constructed of masonry, and the gable ends are made of corrugated profile sheets. The side walls are also constructed of masonry with partly windbreak mesh. The roof, equipped with a venturi, is covered with asbestos-containing corrugated sheets, and the trusses are made of steel. The floor is made of concrete and has a slatted floor. Under the barn, there is a manure storage of 480 m3.
Milking robot and tank room:
In the cubicle barn, there is 1 De Laval milking robot from 2014, including two feeding stations. The tank room is equipped with an owned tank from 2010 (DeLaval) with a capacity of approx. 14,000 kg.
Barn/young cattle stable:
The barn/young cattle stable was built in 1964 and measures approx. 640 m2. The stable was partially converted into a young cattle stable in 2001. The stable is constructed of masonry and asbestos-containing corrugated sheets. The roof is covered with asbestos-containing corrugated sheets, and the trusses are laminated wooden trusses. The floor is made of concrete.
Manure basin:
On the yard, there is a plastic manure basin from 2014. The basin has a capacity of approx. 2,400 m³.
Trench silo (1):
Approx. 45 x 8 x 2.0 meters (concrete slabs) 2008.
Silage slabs (3):
1) Approx. 25 x 25 meters (on manure pit/cellar with a capacity of approx. 960m³);

Lands:
The lands are located as a home plot. The soil type is sandy soil. Indicated on the soil map as Hn23x: Field podzol soils; loamy fine sand, shVz: Peat soils on sand, starting shallower than 1.2 m, and svWz: Peaty earth soils with a peaty topsoil on sand. Shape, flatness, and drainage are good. Access is via the yard and the public road. The soil type according to the Soil Types Map implementation decision Fertilizers Act is largely Grassland on Sand. Parcel number 1793 is described as Grassland on 2 soil types: Peat, Sand, visually determine the predominant soil type. The land has been used as grassland for the past 5 years (title RVO: permanent grassland).
The parcels are located en masse on the south side with the (adjacent) parcel numbers 1795 and 1792, which are owned by the Province of Fryslân. Possible cadastral measurements may still need to take place here. If this is the case, these measurements will take place before the date of legal delivery, at the expense of the province.

SPECIAL FEATURES
Stocks: The roughage stock, manure stock, as well as the remaining concentrate feed and fertilizer, must be taken over and are not included in the asking price. The administrative and actual manure stocks must be taken over by the buyer, without the seller being liable for any compensation.
