House
The house was built in 1999 and is constructed of cavity walls with a tiled roof. The house is founded on piles.
The ground floor and the upper floor are made of concrete, and the plastic window frames are equipped with double glazing. The gutters are also made of plastic.
Heating is via underfloor heating and on the upper floor with radiators.
The house has roof, floor, and wall insulation.
The house is connected to water and electricity, and there is a propane tank for gas. The toilets are connected to a cesspool, and the other wastewater is collected in a separate collection pit in the barn.

The roof was equipped with sandwich panels in 2016, and the trusses are made of wood. The barn is partly founded on the cellars and partly piled.

Milking robots and tank room
The milking robots are from the brand GEA from 2015; it is a robot with 2 positions.
There is a selection gate in front of the robot, allowing the cows that need to be milked to come in front of the robot. In the tank room, there is a Mueller milk cooling tank from 2022 with a capacity of approx. 8,000 liters. This is a rental tank. There is a smaller tank as a buffer tank of 1,000 liters, which is owned. The boiler of approx. 120 liters is approx. 4 years old and is also owned.
Young cattle barn and tool storage
The 1+1 row young cattle barn including tool storage was built in 1999 and has a total size of approx. 35 x 16 meters. The building is piled and constructed of masonry and corrugated iron. The roof is covered with asbestos-free corrugated sheets, and the trusses are made of steel. One half is the young cattle barn, and the other half is the tool storage/workshop and is equipped with three large overhead doors.

Trench silo(s)
The trench silo for corn is approx. 40 x 8 x 1.20 meters (built around 1979).
Additionally, there are 2 tower silos from the 1970s with a diameter of 7.36 meters and 21 meters high. The dump pit is located in front of the silos.
From the tower silos, roughage can be blown into both the cubicle barn and the young cattle barn.

Lands
The lands are located in one block as a home plot. The plot has a total area of 52.46.13 ha (cadastral area).

It is a beautiful contiguous plot with good access from both the concrete plot path (approx. 700 meters) and from the parallel road along the N354 via 4 dams.
The soil type is clay on peat, and part of the plot has sandy soil; corn is grown on these plots. The lands are drained.

Permit
The company has a Wnb permit for keeping 142 dairy cows and 90 young cattle. The permit was issued on April 6, 2018.
Particularities
Soil type: The soil type is clay on peat, and one plot (corn plot) is sand. See appendix Soil type.
The land has been largely used as grassland for the past 5 years, title permanent grassland. Additionally, part of the land, being numbers 761 and 1, has been used as corn land for the past 5 years, title silage corn (source: Boer & Bunder).
Drainage: Fully drained.
Stocks: If there are still roughage stocks or other stocks on the delivery date, these will be taken over by the buyer in consultation; these are not included in the price.
The administrative and actual manure stocks must be taken over by the buyer, without the seller being liable for any compensation.
